When You and Your Carrier Disagree on the Value of Your Claim.

Appraisal is not the right process for every dispute. It applies specifically when your carrier has already acknowledged that your roof damage is covered, but you and the carrier disagree on the value or scope of that loss.
If your claim was denied outright rather than underpaid, the more relevant path is usually a re-inspection request. Visit our Claim Denied page to understand that process first.
If your carrier has accepted your claim but the settlement doesn't reflect what your inspection documentation shows, appraisal may be the right next step.
Most Texas homeowners insurance policies include an appraisal clause as a built-in dispute resolution mechanism. When a homeowner and carrier can't agree on the value or scope of a covered loss, either party can invoke this clause to resolve the disagreement outside of litigation.
The process generally works like this. Each party hires their own independent appraiser. The two appraisers assess the damage and attempt to reach agreement on the value. If they can't agree, they jointly select a neutral umpire, whose decision becomes binding when it aligns with either appraiser's assessment.
Appraisal is a structured, policy-driven process. It exists specifically for situations where coverage isn't in dispute, only the dollar amount or scope tied to it.
Appraisal is most appropriate when a few specific conditions are true. Your carrier has accepted that the damage is covered. The disagreement is specifically about the value of the repair or replacement, or the scope of what should be included. And the gap between your documentation and the carrier's settlement is significant enough to warrant a formal process.
Appraisal is not designed to resolve disputes over whether damage is covered at all. That distinction matters, because invoking appraisal for the wrong type of dispute can add time without addressing the actual disagreement.
Ark does not serve as your appraiser. Appraisal requires an independent appraiser hired specifically for that role, and that role exists separately from the work a roofing contractor performs.
What Ark provides is the foundation the entire process depends on: accurate, thorough documentation of the physical damage present on your roof. Our team only recommends pursuing appraisal when that documentation clearly supports it. We don't suggest a path we don't believe the evidence will hold up.
Your appraiser uses that documentation to build their case. Ark's job is making sure they have the most complete and accurate picture of your roof to work from.
The September 24, 2023 hailstorm caused an estimated $600 million in combined damage across Travis and Williamson Counties according to the National Weather Service. (Source) When a storm event generates that volume of claims simultaneously, settlement amounts can vary significantly between homes with nearly identical damage, depending on how thoroughly each was documented.
For Georgetown and the surrounding Williamson County communities, appraisal disputes tend to surface most often after major hail events, when initial settlements are issued quickly to manage claim volume and may not fully reflect the actual scope of damage.
Luke and his team were very professional and good at communicating throughout the whole process. They took care of everything with the insurance, and made getting a new roof pretty painless. Don't hesitate to give them a chance.
The company president is personally committed to excellence from start to finish. He conducted a detailed survey, including an inspection from inside the attic and a drone overview. One of the best experiences we have ever had with a contractor.
Ark not only replaced my roof and storm damage, they totally redone my home with exterior painting. The best-looking roof I have ever had. Nice to have a local Georgetown business right up the road.
